This is a comprehensive plan review course on conventionally framed wood floors, decks and concrete slabs. It is based on the 2021 International Residential Code.

This module is approved to provide 0.4 CEUs by the International Code Council (ICC) under the ICC preferred Provider Program.

Target Audience and General Intent

This is an immersive code compliance course that are tailored towards all stake holders in the construction industry. The course are also optimized for code officials including plan reviewers and inspectors. This means that the training is focused on code compliant design. Additionally, the course also includes training on how plan reviewers and inspectors can systematically review construction documents for code compliance.

While we have highlighted the value to plan reviewers and inspectors, this course offers great value to designers too.  Both designers and contractors taking this course will encounter the rigor that is necessary in designing and building code compliant structures.

Course Content

  1. Floor loading requirements including the determination dead loads and live loads as well as deflection limits.
  2. Requirements for the framing of wood framed floors including the conformance standards of sawn lumber, the selection of joists, bearing requirements, bracing requirements and limitations on notches, cuts and holes.
  3. The structure of wood structural panels used as floor sheathing.
  4. The conformance standards of wood structural panels.
  5. Requirements for floor sheathing including the relationship between span rating and thickness and attachment requirements.
  6. The constructing requirements for the underfloor space below raised wood framed first floors.
  7. The construction requirements for concrete slabs on grade including concrete strength and cement material requirements based on weathering potential.
  8. The requirements for the construction of decks including sizing of deck joists, beams, posts and foundations.
  9. The connection requirements for deck framing members.
  10. The requirements for the protection of wood as applicable to deck framing members and corrosion protection of connectors and fasteners.
  11. The requirements for the construction of deck guard rails including a consideration on the limitations of prescriptive provisions on deck construction.
  12. Requirements for clearances and setbacks for buildings adjacent slopes.
  13. We will also look at comprehensive a plan review example that shows how a plan reviewer can navigate the plan review process of the items covered in this module.

Wood Framed Floors – From sizing joists, beams and posts to connections and floor sheathing requirements.
This section covers the framing requirements for wood framed floors including sizing of members (deck joists, beams and posts), fastener and connection requirements, bearing and bracing requirements as well as notching, boring and cutting limitations. This section also cover the requirements for wood structural panels.
