About Course

This is a comprehensive plan review course on wood framed walls, headers and concrete foundations (including both concrete and masonry stem walls and foundation walls). It is based on the 2021 International Residential Code.

This module is approved to provide 0.45 CEUs by the International Code Council (ICC) under the ICC preferred Provider Program.

Target Audience and General Intent

.

This is an immersive code compliance course that are tailored towards all stake holders in the construction industry. The course are also optimized for code officials including plan reviewers and inspectors. This means that the training is focused on code compliant design. Additionally, the course also includes training on how plan reviewers and inspectors can systematically review construction documents for code compliance.

While we have highlighted the value to plan reviewers and inspectors, this course offers great value to designers too.  Both designers and contractors taking this course will encounter the rigor that is necessary in designing and building code compliant structures.

Course Content

  1. Wall loading types and limitations.
  2. Requirements for the framing of bearing and non-bearing walls including Wall height and material limitations.
  3. Requirements for wall sheathing including the relationship between span rating and thickness.
  4. Requirements for sizing and framing of headers including sizing of trimmers and full height studs adjacent headers.
  5. Requirements for the connection of headers to supporting elements including attachments to the top plates.
  6. Requirements for the sizing of foundations and reinforcing requirements, and concrete durability and weathering potential,
  7. Requirements for frost protection.
  8. Requirements for clearances and setbacks for buildings adjacent slopes.
  9. The construction requirements of masonry and concrete stem walls.
  10. Sizing of foundation walls and their construction requirements including material and installation requirements for concrete, masonry and reinforcement.
  11. Requirements for lap splice and development length of reinforcement are also covered.
  12. Requirements for drainage of foundation walls.
  13. Requirements for water proofing and damp proofing of foundation walls..
  14. Requirements for the Protection of Lumber against decay including the code mandated AWPA U1 standard requirements.
  15. We will also look at comprehensive a plan review example that shows how a plan reviewer can navigate the plan review process of the items covered in this module.

What Will You Learn?

  • You will learn how to complete code compliance plan reviews for stud walls, headers, foundations, stem walls and foundation walls of residential structures designed under the provisions of the International Residential Code.
  • You will learn the concepts behind the wall framing and foundation provisions in the International Residential Code so that you can develop a deeper appreciation of what the provisions are intended to achieve.
  • Through the plan check example provided in the last section, you will learn how to navigate through complex plan reviews on this subject and write effective comments when deficiencies are observed.

Course Content

Wall Framing Layout and Loading
This section covers the introduction to this module including the course outline. Additionally, this section covers the mechanics of wall loading and types of loads supported by walls.

Bearing and Non bearing Walls – Studs, Plates, Anchorage, Sheathing, Cripple Walls
This section covers the framing requirements for bearing and nonbearing walls including height limitations, sizing of studs, top plates requirements, cripple walls, notching requirements, anchorage requirements and sheathing requirements

Headers, Trimmers and Full Height Studs Adjacent Headers
This section covers the requirements for the sizing and framing of headers as well as sizing and framing of trimmers and full height studs adjacent the headers.

Foundations and Stem Walls – Soil, Materials, Frost Protection, Weathering, Slopes setbacks
This section covers foundations and factors affecting the adequacy of foundations including soil/subgrade characteristics, concrete foundations, concrete and masonry stem walls. This section also covers the sizing of foundations and concrete durability and weathering potential, requirements for clearances and setbacks for buildings adjacent slopes etc.

Foundation Walls – Concrete, Masonry, Reinforcement, Drainage, Water proofing, Damp Proofing
This section covers the code provisions on the sizing of foundation walls and their construction requirements including material and installation requirements for concrete, masonry and reinforcement. Requirements for lap splice and development length of reinforcement are also covered. This section also covers requirements for water proofing and damp proofing.

Protection of Wood Against Decay
This section covers the requirements for the protection of wood against decay in Chapter 3 of the residential code.

Plan Check Examples
This section offers a plan check example that shows how a plan reviewer can check code compliance requirements and write comments where deficiencies are observed.
